Warranty Manager – Aurora

Reports to: General Manager of Maintenance

Based at: Aurora Office

Key Responsibilities & Accountabilities:

Work closely with Construction and Maintenance teams for smooth transition of project turnover. To track and help prevent new and/or future warranty issues.

Duties and Tasks:

Post Construction

  • Attend project walk thru with Construction team (if applicable)
  • Coordinate completion of punch list items with Construction and notify when complete and signed off by GC/Owner
  • Ensure proper Documentation has been provided. (i.e., Controller charts, as-builts, etc.)

Pre-Maintenance

  • Schedule walk with Construction PM, superintendent, and Maintenance team for turnover from Construction to Maintenance immediately after punch list items are complete or when project acceptance is established, and maintenance can begin
  • Ensure Maintenance checkoff sheet requirements are met and complete
  • Review current watering schedule setup with construction and Maintenance staff and establish watering schedule for turf, seed and bed areas moving forward.

Warranty Period/Maintenance Period

  • Address issues before they arise by proactively monitoring irrigation systems and areas with the potential for plant loss
  • Inspecting all field work; analyzing and resolving problems
  • Maintain irrigation systems for proper water schedules
  • Be a go between for construction and maintenance
  • Possess exceptional communication skills
  • Maintain living map of warranty replacements made prior to the 12-month (or 24 month) warranty deadline
  • Attend 11-month warranty walks with owner and establish items that should be replaced under Landtech warranty and items that do not fall within Landtech responsibilities
  • Document all issues that arise regarding the health of the entire landscape
  • Snow removal responsibilities
  • Other duties as assigned

Position Qualifications:

  • This is a skilled and supervisory position which requires technical knowledge, logical decision making, and may involve manual labor at times
  • 3-5 years of commercial irrigation experience
  • Working knowledge of plant identification for the Rocky Mountain region
  • Self-motivated with ability to work independently to accomplish tasks
  • Clean Driving record
  • Ability to clearly & promptly communicate with owner/property manager during warranty and/or maintenance periods to address any concerns or issues.

  • Demonstrate efficient and effective organization and communication skills.
